Marin County Drain & Sewer

Diagnose First. Clear It Right.

A clogged drain is more than a nuisance. Left unaddressed, a backed-up line can flood a crawl space, rot subfloor framing, or push sewage into living areas. Mason Plumbing starts by finding the real source of the problem, not just treating the symptom.

Many Marin homes built before 1970 have clay sewer lines. Clay is durable, but joints separate over time and let tree roots in. Roots grow toward moisture and can fill an entire pipe within a few years. We identify root intrusion, grease buildup, and pipe-slope issues before recommending any repair, so you know exactly what you’re dealing with.

When to Use Which

Drain Snake vs. Hydro Jetting

A drain snake (cable machine) breaks apart a clog and punches a hole through it. That works well for simple hair-and-soap blockages in bathroom drains. Hydro jetting is different: at 4,000 PSI or more, high-pressure water scours the entire pipe wall, blasting out grease, mineral scale, and root material and leaving the line flowing like new.

We use snakes for straightforward clogs. We use hydro jetting when buildup has narrowed the pipe, when roots are involved, or when the problem keeps coming back. Annual hydro jetting as maintenance costs far less than waiting for a complete line failure.

Signs Your Drain Needs Attention

  • Water draining slowly in sinks, tubs, or showers
  • Gurgling sounds from drains or toilets after flushing
  • Foul odors rising from drains
  • Water backing up into other fixtures
  • Multiple fixtures clogging at the same time (sewer line issue)
  • Recurring clogs that come back within weeks

No Guesswork

See Inside Before You Dig

Digging up a sewer line costs thousands of dollars. A video camera inspection costs a fraction of that and tells us exactly what is happening inside your pipe: root intrusion, a cracked joint, a belly (a low spot where water pools), or a simple blockage. We send a camera down the line and show you the footage in real time. You know what the problem is and where it is before we touch a shovel.

We recommend a camera inspection for any recurring drain issue, any home over 30 years old with no prior sewer inspection, and before any real estate transaction.

Our warranty: factory warranties on company-supplied materials and a 2-year labor warranty on plumbing installations.
